POSITION GOAL

To perform semi-skilled work in all areas of the plant such as air conditioning, plumbing, hardware, carpentry, grounds, sprinklers, preventative maintenance and minor repairs; to keep the school furniture, equipment and utility systems in the proper working condition; to monitor the proper operation of the school's mechanical system.

ESSENTIAL PERFORMANCE RESPONSIBILITIES

The Head Facilities Serviceperson, Grounds & Minor Repair (Middle) shall carry out the essential performance responsibilities listed below.

  • Prepare school for daily opening, including opening doors, turning on lights, and insuring the air conditioning system is working properly
  • prepare cleaning schedule for the balance of the custodial staff and effect direct supervision of all custodial personnel; conduct training classes for all custodial employees in the proper use of tools, equipment, and supplies.
  • Requisition materials, store, and issue necessary cleaning supplies.
  • Perform a variety of repair and maintenance duties such as:
    • assembling and repairing furniture, building shelves and counters, installing ceiling and wall tile, and installing panels.
    • Repairing, replacing, or installing lamps, tubes, ballasts, receptacles, switches, light fixtures, etc.
    • patching and painting surfaces inside and outside of school building.
    • temporarily secure-remove broken glass in windows and doors and board up.
    • Repairing sinks, faucets, toilets, sprinkler heads, and replacing short sections of tubing/piping.
    • Monitoring the air conditioning system and replacing filters, lubricating air handlers, etc.
    • Repairing broken or deteriorated concrete walkways, walls benches, curbing, etc.
    • Cleaning and sanitizing drains.
  • Receive, unload, and store furniture, equipment, materials, and supplies.
  • Monitor requirements for the upkeep of the grounds and sprinkler system and initiate work orders to remedy unsatisfactory conditions which are too extensive for school-based repairs; mow and trim grass, trees, shrubs, etc., as necessary.
  • Practice safety continuously and ensure that a safe working area exists.
  • Inform supervisor of needed supplies. Recognize building equipment, mechanical equipment and structural problems which require servicing or maintenance. Inform immediate supervisor of needs or call in maintenance work orders as directed by facility administrator.
  • Participate, successfully, in the training programs offered to increase and individual's skill and proficiency related to the assignments.
  • Complete all projects in a competent manner and ensure proper recording of time and materials.
  • Perform all duties which require extensive physical effort, such as climbing, lifting, pulling, etc., which requires the physical ability to lift, on average, up to fifty-five (55) pounds.
  • Review current developments, literature and technical sources of information related to job responsibility.
  • Ensure adherence to good safety procedures.
  • Perform other duties required by the principal/administrator or designee.
  • Follow federal and state laws, as well as School Board policies.

MINIMUM QUALIFICATIONS & EXPERIENCE

  • Standard high school diploma or satisfactory completion of an approved General Educational Development (GED) Testing Program.
  • Three (3) years of industrial, commercial, or educational facility experience.
  • Extensive knowledge in the proper operation of vacuums, washers, and buffing equipment; must be able to impart this knowledge to all subordinates.
  • Must be able to schedule assignments and instruct his/her staff in the correct methods of energy conservation procedures. Considerable knowledge of the procedure and scheduling needed to provide the proper care for all types of floors and proper sanitation, and to establish safeguards against improper uses. 
  • General knowledge of minor maintenance and repairs to buildings, equipment, and grounds.
  • Must know preventative maintenance and what it stands for.
  • Ability to use power and hand tools associated with the various trades.
  • Ability to work effectively from ladders with due regard to safety for self and others.
  • Able to assume responsibility and to accomplish most tasks with little or no guidance or supervision.
  • Must be able to follow both written or oral instructions.
  • Must complete the Professional and Master Facilities Service job related training programs, conducted by Human Resource Development prior to applying for the position.
  • Failure to comply with this provision may result in disciplinary action up to and including demotion, as per Article 2 of the Federation of Public Employees (Facilities Service, Maintenance, Transportation, and Security Specialists) Bargaining Agreement.
  • Computer skills as required for the position.

PREFERRED QUALIFICATIONS & EXPERIENCE

Bilingual skills preferred.

Majority of contact is with employees within the department utilizing communication skills requiring tact and courtesy to give or receive information directly related to performing the job.

PHYSICAL REQUIREMENTS

Heavy work: Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently and/or up to 10 pounds of force as frequently as needed to move objects.

TERMS OF EMPLOYMENT

Salary and benefits shall be paid consistent with the District's approved compensation plan. Length of the work year and hours of employment shall be those established by the School Board.
